Real Estate in High Rolls, NM

High Rolls is an unincorporated community in Otero County, in the Sacramento Mountains within Lincoln National Forest. At about 6,750 feet, it sits well above the desert floor below.

A mountain orchard community

The area grew from homesteading and farming in the late 1800s, then from tourism after the railroad arrived in 1898. Edgar Cadwallader settled nearby Mountain Park in 1903 to grow fruit and vegetables, and local orchards produced apples, cherries, peaches, and pears. The orchards were successful enough that the post office moved to Mountain Park in 1904.

Historic features include the 1905 High Rolls Mercantile Store and a former hotel. The area is also known as the home of cartoonist Bill Mauldin.

Buying in the mountains

Mountain property comes with its own questions. Access by road, water source, how a property is served by utilities, and conditions in winter are all worth understanding before you buy. Properties near national forest land may also have specific considerations. We can help you ask about each of these.

Buying or selling in High Rolls

We serve buyers and sellers in High Rolls, and we are glad to talk through your plans whether you are just starting to look or are ready to move. Our approach is simple: listen first, answer your questions honestly, and build a plan around your goals.

When we work together, we can help you look at:

  • Road access, water, and utilities
  • Seasonal conditions and how a property is maintained
  • Your goals, timeline, and budget
  • The kinds of properties available in the area

If you are selling in High Rolls, we will help you prepare the property, set a price you can feel confident about, and present it to buyers from the surrounding region. We keep you informed through showings, offers, and negotiations so you always know where things stand.

How to get started

The first step is a conversation. Tell us what you are hoping to do and when, and we will suggest a plan. For buyers, that usually means talking through your budget and priorities, then viewing homes that fit. For sellers, it means a walk-through of the property and a discussion of pricing and timing. There is no pressure, and no obligation to work with us afterward.
